These Terms and Conditions govern your use of Pacific Staon website and boarding house accommodation services in Singapore. By accessing our website or booking our services, you agree to be bound by these terms.

Pacific Staon operates boarding house facilities providing temporary and long-term accommodation solutions. These terms establish the legal framework for our relationship with residents, guests, and website visitors.

Please read these terms carefully before making any booking or using our services. If you disagree with any part of these terms, please do not use our services.

1. Definitions

  • "Service" refers to boarding house accommodations and related services provided by Pacific Staon
  • "User" means any person accessing our website or utilizing our services
  • "Resident" refers to individuals who have booked and occupy our accommodations
  • "Content" includes all text, images, videos, and materials on our website
  • "We/Us/Our" refers to Pacific Staon
  • "Agreement" means these Terms and Conditions and any booking confirmation

2. Use of Services

2.1 Eligibility

  • Services are available to individuals aged 18 years or older
  • Users must possess legal capacity to enter binding contracts
  • Corporate bookings require authorized representative confirmation
  • Valid identification and documentation required for all residents

2.2 Booking Requirements

  • All information provided must be accurate and current
  • False information may result in booking cancellation
  • Payment confirmation required to secure bookings
  • Background verification may be conducted for security

2.3 Account Security

  • Users responsible for maintaining account confidentiality
  • Notify us immediately of unauthorized access
  • Pacific Staon not liable for losses from unauthorized account use

3. Accommodation Terms

3.1 Occupancy Rules

  • Maximum occupancy limits must be observed
  • Overnight guests require prior approval and may incur charges
  • Subletting or unauthorized transfers prohibited
  • Quiet hours from 10 PM to 7 AM must be respected
  • Common areas available for shared use during designated hours

3.2 Property Care

  • Residents responsible for room condition and cleanliness
  • Damage beyond normal wear requires compensation
  • Smoking prohibited in all indoor areas
  • Pets allowed only with prior written approval
  • Report maintenance issues promptly

3.3 Safety & Security

  • Comply with all fire safety and evacuation procedures
  • Do not tamper with safety equipment or security systems
  • Report security concerns immediately
  • Pacific Staon not responsible for personal property loss

4. Prohibited Activities

Users and residents must not:

  • Violate any Singapore laws or regulations
  • Engage in illegal activities on premises
  • Disturb other residents or neighbors
  • Conduct commercial activities without permission
  • Store hazardous or illegal materials
  • Modify room fixtures or structure
  • Use facilities for unauthorized purposes
  • Harass, threaten, or discriminate against others
  • Damage or misuse property amenities
  • Violate intellectual property rights

Violation of these prohibitions may result in immediate termination of accommodation without refund.

5. Payment Terms

5.1 Rates and Fees

  • All rates quoted in Singapore Dollars (SGD)
  • Prices subject to change with notice
  • Security deposit equal to one month's rent required
  • Additional services may incur separate charges

5.2 Payment Schedule

  • Monthly rent due in advance by 1st of each month
  • Late payments subject to 5% penalty after grace period
  • Accepted payment methods: bank transfer, credit card, PayNow
  • Failed payments may result in access suspension

5.3 Refunds and Cancellations

  • Cancellations require 30 days written notice
  • Early termination may forfeit deposit
  • Refunds processed within 14 business days
  • Force majeure events handled case-by-case

6. Intellectual Property Rights

All content on Pacific Staon website and materials remains our exclusive property:

  • Copyright, trademarks, and all rights reserved
  • Limited license granted for personal, non-commercial use
  • No reproduction, distribution, or modification without written permission
  • User-generated content grants us license to use for marketing
  • Third-party content used under appropriate licenses

Violations of intellectual property rights may result in legal action and termination of services.

7. Disclaimers and Limitations

7.1 Service Disclaimer

Services provided "as is" without warranties of any kind, express or implied. We do not guarantee uninterrupted service availability or specific accommodation outcomes.

7.2 Liability Limitation

Pacific Staon' liability limited to the amount of fees paid for services. We are not liable for:

  • Indirect, incidental, or consequential damages
  • Loss of personal property or data
  • Acts of other residents or third parties
  • Service interruptions beyond our control
  • Personal injury except where legally required

7.3 Indemnification

Users agree to indemnify Pacific Staon against claims arising from their use of services, violation of terms, or infringement of rights.

8. Dispute Resolution

  1. Initial Resolution: Parties attempt good faith resolution through direct communication within 30 days
  2. Mediation: If unresolved, submit to mediation through Singapore Mediation Centre
  3. Arbitration: Final disputes resolved through Singapore International Arbitration Centre
  4. Governing Law: These terms governed by Singapore law
  5. Jurisdiction: Singapore courts have exclusive jurisdiction for non-arbitrable matters

Legal fees borne by respective parties unless otherwise determined.

9. Termination

9.1 Termination by Resident

  • 30 days written notice required for voluntary termination
  • Outstanding obligations must be settled
  • Room inspection required before departure

9.2 Termination by Pacific Staon

  • Immediate termination for serious violations
  • 7 days notice for non-payment issues
  • 30 days notice for operational reasons

9.3 Effects of Termination

  • Access rights cease immediately
  • Personal property must be removed within 48 hours
  • Certain provisions survive termination (confidentiality, liability)

10. General Provisions

10.1 Entire Agreement

These terms constitute the entire agreement between parties, superseding prior understandings.

10.2 Severability

If any provision is deemed invalid, remaining terms continue in full effect.

10.3 No Waiver

Failure to enforce any right does not constitute waiver of that right.

10.4 Assignment

Users may not assign rights without our written consent. We may assign our rights to successors.

10.5 Force Majeure

Neither party liable for delays due to circumstances beyond reasonable control including natural disasters, pandemics, or government actions.

11. Changes to Terms

Pacific Staon reserves the right to modify these terms:

  • Material changes notified 30 days in advance
  • Continued use after changes constitutes acceptance
  • Current version always available on website
  • Version history maintained for reference
